Jeonse versus wolse
Jeonse means handing over a lump sum; wolse means paying monthly. Jeonse carries more risk because the deposit is large.
Three arrangements
- Wolse — a deposit plus monthly rent. The deposit is small, so the risk is small.
- Jeonse — a large deposit with no monthly rent, returned at the end of the contract.
- Semi-jeonse — a mid-sized deposit with a small monthly rent.
Why jeonse is risky
A jeonse deposit is effectively money lent to the landlord. If the property is auctioned or the landlord has no money, you may not get it back. So before signing, always check:
- The property register — how much debt (mortgage) is secured on it
- Deposit against property value — a deposit higher than the value is very dangerous
- Whether the landlord owes taxes
- Whether deposit return insurance is available

- Consider your budget and length of stay. For a short stay, wolse is safer.
- Get the property register at www.iros.go.kr.
- Check prior claims. If you don't understand it, demand an explanation from the agent and ask a support organisation.
- For jeonse, look into deposit return insurance.
- After signing, file the move-in report and get the fixed date stamp immediately.

Questions people ask
Which is better? If your stay is short and a lump sum is a burden, wolse is safer. Jeonse has no monthly outgoing but carries recovery risk.
Are there jeonse loans? Yes, but conditions can be strict for foreign residents. Ask your bank.
What if the deposit is not returned? With a fixed date stamp and move-in report you can claim priority repayment. That is why you must do both right after signing.
